·     Heather Bettner of Prince Media Development talked about their new division that focuses on public art events. They did the project with the peacocks, and are auctioning the peacocks to raise funds for non-profit organizations. Their upcoming event is the South Miami Manatee Fest, and there will be a dozen fiberglass manatees created by local artists. At the end of the exhibit, the manatees will also be auctioned off to raise funds for non-profits. This project raises awareness of how art impacts the community, gives children the opportunity to watch the process of art.

·     Margaret Sotham, Director, South Miami Drug-Free Coalition, thanked our club for the approval a lane at the Kingpin Challenge, a fundraiser to support the coalition. The event is on March 20th, 5-8 PM.

·     The South Miami Rotary Art Festival is coming up on February 26th and 27th. All members are being asked to work at least two shifts, three shifts would be helpful, and the sign-up sheet is being circulated. Wendy Lapidus is heading the volunteer sign-up.

·     We are looking for exhibitors for the Children's Alley, so please contact Doreen if you are aware of a non-profit that can provide an interactive experience for children

·     Ellen Book thanked the members who helped with the Rotary and Atlas give-aways. We are partners with Rotary of Dadeland and will be at Miami Norland Middle School and Palmetto Elementary School on February 10th.

·     Linda Kaplan gave an update and had good news about our grants! Every year, we apply and receive two grants from the count. We had applied for the tourist development grant and were recommended to receive $3,000.00, but Linda received the award documents back and they gave us $5,000.00! We have $9,400.00 in county grants this year. The grants are used to finance public relations for the Art Festival, so we can do more advertising to promote the event.

Perfect attendance is now possible for every Rotarian with computer access. Rotary’s eClub One is a full-service online charted Rotary Club. Meetings operate 24 hours a day, seven days a week. What an easy way to make up for a meeting that you have missed! During the last Rotary year, Rotary eClub One welcomed more than 120,000 visitors from 161 countries. Of these, about 800 per week participated in one of eClub One’s meeting programs and applied for make-up credit.

Our Speakers Today:

Julio Robaina and Jose Pazos

Julio Robaina, who was raised in South Miami, is a former State Representative and was the first Hispanic mayor of South Miami. South Miami was named an All American City under his leadership. While in the legislature, he was chairman of the committee dealing with condominium association regulations and is now a partner in a Property Management group. Mr. Robaina is partners with our other speaker, Jose Pazos, at Pazos, Robaina & Zapata Management Group.

Legislation passed that has been instrumental in starting to move real estate. Miami-Dade County had 84,000 unsold condominium units prior to the passing of a law for bulk buyers. Previously, the statutes said that if someone buys 7 or more units in a building, that developer automatically became responsible for the entire building. This law was turning off investors in Florida, but that statute has been abolished, so the investors are now only responsible for the fees on the units they own. This has spurred activity in the investor market.

Another issue with the condominiums has been the short-fall because people are not paying maintenance fees. A lot of the units are rented, and the owners have been collecting rent but not paying their maintenance fees. Under the new law, the associations can collect rent directly until a debt is satisfied on back maintenance fees. The law also allows condominium associations to prevent owners from using facilities if they are more than 90 days overdue in maintenance payments.
